The sale of a site with Outline Planning Permission for up to 24 dwellings, adjacent to the popular West Oxfordshire village of Ducklington.

Project Description

We identified this parcel of land during a site searching exercise. We approached the landowner directly and were subsequently instructed to manage the planning process and onward sale of the site once planning permission had been secured. 

The site extended to 3.3 acres and received planning permission for up to 24 dwellings, 50% of which were to be delivered as Affordable Housing, in accordance with planning policy. 

Our Approach

The site was promoted to the local authority and planning permission was granted locally at planning committee.

The site was launched to the open market, we held Sales & Technical pack meetings with all interested parties to ensure they understood the nuances of the site and had properly appraised the opportunity. 

We received a large number of proposals from local and regional housebuilders with the sale concluding for in excess of £2,000,000.  The transaction marked the first acquisition for a startup business (Deanfield Homes) who have since become an established and well-regarded  regional housebuilder.
