Project Description

We originally identified the land as part of a site searching exercise and approached the landowners. After being instructed by the landowners to manage the planning application process, once planning permission was secured, we marketed the opportunity and sold the site.

Our Approach

An initial planning application for 85 dwellings was granted planning permission at planning committee. The site was then promoted through the West Oxfordshire Local Plan and received an allocation for 125 dwellings. Alongside the Local Plan process, an enhanced planning application for up to 126 units was submitted and planning permission was subsequently granted.

Once planning permission was issued, we advised our client to commission further technical investigations prior to launching a marketing campaign. This included Phase II Ground Investigations, Archaeological Investigation and a Utilities Appraisal, in order to de-risk the site as far as reasonably possible for prospective purchasers.

We received a large number of bids for the site from national and regional housebuilders active in the area. The sale achieved record land values for West Oxfordshire.
