We identified the site as having development potential a number of years ago, and alongside the landowners we sought to identify a promoter to take the site through planning. In late 2015 we entered a promotion agreement with Richborough, who have been promoting the site ever since.

In 2016 the site was identified as ‘safeguarded’ land for future development in the Kineton Neighbourhood Plan.

In late 2024 Richborough submitted an ‘outline application for the erection of up to 70 dwellings, associated infrastructure, landscape and biodiversity enhancements, all matters reserved except for access from Lighthorne Road’. Stratford-upon-Avon District Council resolved to grant outline planning permission at committee on 14th January 2026, subject to the signing of a Section 106 Agreement.

The site is currently being marketed with offers, subject to planning permission being granted, invited by the end of June 2026.
